Age matters most. The FHA-insured HECM starts at 62, and some private loans start at 55.

This isn't an application or a loan offer, and there's no credit check. Your estimate depends on your age, your home's value, what you owe, interest rates and, for HECMs, HUD limits, and it can change. Before you can apply, you'll meet with an independent HUD-approved counselor, and in California there's a 7-day wait after counseling before a final application or any fees.
